Benedict Hills Estates is an association of homes in the Beverly Hills Post Office, immediately to the south of Mulholland Drive and east of Benedict Canyon. The main thoroughfare of the community is Deep Canyon Drive, with Hutton Drive providing secondary access. The neighborhood sits at the crest of the Santa Monica Mountains, an approximate ten minute drive from Sunset Blvd and virtually equidistant to Ventura Blvd in Sherman Oaks. Roughly two thirds of homes in the community are situated on quiet cul-de-sacs. 

 

The vast majority of Benedict Hills Estates homes were built in the late 1970s and early 1980s. New construction continued at a slower pace throughout the rest of the decade. The 1990s saw buildout of a few remaining scattered lots, as well as the first instances of redevelopment. New construction continues today as second generation homes are sporadically built throughout the community. Lot sizes are generous; over 90% of properties have a swimming pool and approximately two dozen also boast tennis courts.

 

Community interests are overseen by the Benedict Hills Estates Homeowners Association (BHEA). Dues are collected quarterly and cover the cost of common landscaping and a 24/7 security patrol. For further information regarding the BHEA please visit their website.
