The Benedict Hills HOA is a collection of 107 single family residences south of Mulholland Drive near the crest of the Santa Monica Mountains. The community roughly occupies the area between Hutton Drive and Deep Canyon Drive (see image of map above), and along with the adjacent Benedict Hills Estates HOA comprises the general Benedict Hills area. The neighborhood gently rises from south to north and many homes have views of the surrounding hillsides and canyons.
Nearly all original construction within the Benedict Hills HOA remains. Very few homes have been demolished and rebuilt since the 1970s, although many have been updated or remodeled. Median home and lot sizes are slightly smaller as compared to Benedict Hills Estates, with median asking prices a corresponding notch lower. The neighborhood blends seamlessly with its sister association to the west. Nearly half of homes are on intimate cul-de-sacs and approximately 80% have private pools.
The HOA maintains four tennis courts for resident use at the northeast corner of Deep Canyon and Wendover Drives. One court is lighted and time slots can be reserved in advance.
