The most stately neighborhood in Beverly Hills is situated between the Beverly Hills Flats and the Beverly Hills Post Office (BHPO), and includes all homes within the city limits that are north of Sunset Blvd and west of Trousdale Estates. This exquisite community is home to the largest and post prestigious properties in the city.  The area is distinguised from other parts of Beverly Hills to the south by greater variation in lot size and topography. What begins as a gradual rise in elevation near Sunset becomes increasingly pronounced to the north. Accordingly, views are largely concentrated in the upper reaches of the community. Greystone Mansion and the legendary Beverly Hills Hotel serve as two iconic local landmarks.

 

Beverly Hills homes north of Sunset span a wide range of sizes and command an equally broad range of prices. The vast majority of homes that come to market are priced between $4MM and $20MM. A small handful of entry level properties under $3MM are generally located along one of the canyon floors near the border with BHPO. At the opposite end of the spectrum, estates in the mid eight figure range are scattered along Sunset and up in the foothills. Many of the largest residences were built in recent years, a trend likely to continue into the foreseeable future. Virtually any conceivable amenity can be found in the community. Pools, tennis courts, and manicured grounds are abundant. Many properties are gated and walled.
