The Beverly Hills Flats are bounded by Santa Monica Blvd to the south, Doheny Drive to the east, Sunset Blvd to the north, and Whittier Drive to the west. As the name implies, the neighborhood occupies some of the most level land in Beverly Hills. In actuality, the community slopes ever so gently to the north, gaining a hundred feet in elevation (in just under a mile) from Santa Monica to Sunset. 

 

The Flats represent one of the iconic images of Beverly Hills. Exceptionally wide avenues lined with towering palms and other mature trees evoke the epitome of California living at its finest.  Luxurious homes with meticulous landscaping create one of the most aesthetically pleasing neighborhoods in all of Los Angeles. Due to generous lot sizes and high desirability, homes are constantly being razed and redeveloped. New homes are often considerably larger then those they replace. Modest three (and even a few two) bedroom residences are becoming increasingly scarce, with most homes under 3,000 s.f. being replaced by villas two to three times the size. 

 

Average lot size in the Flats increases toward the north and center of the community. Each north/south street spans three to four blocks, numbered 500-800. Approximate lot size ranges are as follows:

Lots in the 500 (southernmost) block

- 7,000 s.f. to 1/2 an acre

Lots in the 600 block

- 10,000 s.f. to 4/5 of an acre

Lots in the 700 block

- 12,000 s.f. to 1 acre

Lots in the 800 (northernmost) block

- 15,000 s.f. to 1 acre

The neighborhood is coveted not only for its large flat lots, but also for its central location and proximity to downtown Beverly Hills. The community sits just north of the Golden Triangle, the shopping and dining mecca of the city. West Hollywood, Century City, Westwood, and the Sunset Strip are all mere minutes away. Two elementary schools are located in the flats; Hawthorne Elementary in the heart of the community and El Rodeo Elementary in the southwest corner. Both schools are within walking distance of the homes they serve. The neighborhood is flanked to the south, west, and north by Beverly Gardens Park, The Los Angeles Country Club, and the Beverly Hills Hotel, respectively.
