This neighborhood sits adjacent to the eastern boundary of Brentwood Park, west of Kenter Canyon and north of Sunset Blvd. Although many properties along North Carmelina Avenue echo Brentwood Park's large lots and prominent setbacks, they fall outside the boundary of the Brentwood Park Property Owners Association. Nearly all estates in the northern portion of the community boast pools, park like grounds, and significant square footage. A handful of properties are exceptionally large and exceed the upper bounds of the statistics given below.
Clustered closer to Sunset Blvd, comparatively modest homes on smaller lots offer a lower barrier of entry into the neighborhood. Unlike in adjacent Brentwood Park, a handful of two bedroom homes (and a significant number of three bedroom homes) have continued to survive the waves of redevelopment sweeping the area. A series of cul-de-sacs off the east side of Carmelina Avenue provide additional seclusion for homeowners concerned with privacy and traffic. Lots along the eastern fringe of the community sit atop a low plateau overlooking Kenter Canyon.
The neighborhood is one of many that falls under the umbrella of the Brentwood Homeowners Association. The BHA was incorporated in 1946 and represents interests regarding traffic, development, and environmental concerns for many Brentwood neighborhoods. Dues are voluntary and range from $100 (basic) to $1,000 (benefactor).
