Kenter Canyon enjoys a centrally located Brentwood setting north of Sunset Boulevard. The area encompasses all homes west of Crestwood Hills and Tigertail, and east of the estates in and around Oakmont and Brentwood Park. The canyon is relatively shallow, with homes on the adjacent rims and hillsides rising no more then 40-100 feet above the canyon floor. A focal point of the community is Kenter Canyon Charter Elementary, one of the highest performing K-5 schools in the LAUSD.
Not surprising for a community of over 600 homes, Kenter Canyon boasts properties across a wide range of price points. While the majority of homes fall in the $2MM to $4MM range, there are routinely offerings outside of that spectrum. Although increasingly rare, modest residences under 2,000 s.f. can be found, and are generally concentrated along the upper reaches of the canyon and adjacent hills where lot sizes are smaller and the topography more varied.
Conversely, the largest homes are concentrated along Homewood Road and Kenter Avenue on the canyon floor, where lot sizes are typically a flat 1/4 to 1/2 acre. The two aforementioned streets are at the heart of a redevelopment boom echoing throughout Kenter Canyon, with a trend toward signficantly larger homes. This trend is likely to accelerate in the future as buyers continue to seize on potentially underutilized lots in the neighborhood. The community is home to two dozen residences between 6,000 s.f. and 14,000 s.f., eighty percent of which have been built since the year 2000. Estates of this size will generally command prices between $5MM and $12MM.
