The neighborhood between Wilshire and Santa Monica Boulevards east of the Golden Triangle is home to a wide selection of both single family homes and condos. Single family residences dominate the landscape south of Burton Way, with the exception of two pockets of higher density development (located between La Cienega and San Vicente Blvds, and between Almont Drive and Robertson Blvd, respectively). North of Burton Way is exclusively multi-family. Homeowners on the western side of the community are within walking distance of downtown Beverly Hills while those on the eastern edge are situated just south of Cedars-Sinai and the Beverly Center. All homes in this community enjoy access to city of Beverly Hills public schools.

SINGLE FAMILY HOMES:

North of Wilshire offers relative affordability by Beverly Hills standards. Smaller original homes can still be found for under two million dollars, although they are becoming increasingly rare and are routinely razed to make way for new construction. Unsurprisingly, recent builds are pushing the upper bound of prices in the neighborhood to new heights. Uniform street setbacks help maintain the character of the neighborhood as the average home size continues to increase over time. In addition to modest front yards, most properties have a rear yard large enough to accommodate a lawn and/or swimming pool. The vast majority of homes feature alley loading garages.

While a few smaller condominium complexes North of Wilshire date back to the 1930s, construction didn't ramp up in earnest until the 1960s. Over the last six decades a wide variety of product has been built to suit the tastes and needs of different buyers at different price points. Finish level can vary significantly between buildings, and amenity level often rises in tandem with monthly fees. A handful of recently constructed buildings have catered to the high end of the market, the latest of which is currently selling new units at 460 Palm Drive.
