As the name implies, The Summit is the pinnacle of Pacific Highlands. The community is surrounded on three sides by Topanga State Park and occupies the highest elevations of residential development in Pacific Palisades. Most homes offer sweeping ocean and mountain views. There are three gated communities within The Summit - The Enclave, The Peninsula, and Altamira (for detailed information on each continue reading below). These gated sub-communities comprise a portion of the 315 total single family homes that fall under the umbrella of The Summit at Palisades Highlands Homeowner's Association. 

 

All residents of The Summit enjoy access to The Summit Club, a large recreation center with parking boasting a resort style pool and spa, clubhouse, fitness center, three tennis courts (one lighted), basketball court, and playground. The Club maintains a full time staff and hosts social events and gatherings throughout the year.  The Summit Club is funded through HOA dues. Homes in The Summit which do not fall into one of the gated sub-communities discussed below (encompassed by the blue shaded area on the above map) were built throughout the 1990s and generally sell for between $1,900,000 and $4,250,000. Square footage and lot size vary significantly as many of these homes were custom built. Most residences are 4-5 bedrooms, between 3,100 s.f. and 5,000 s.f., and on lots up to a third of an acre in size. Exceptions exist, with select lots boasting significantly larger homes and/or building pads. Many of the custom homes have swimming pools. Homeowner's association dues run approximately $380 per month.

THE ENCLAVE:

The Enclave sits at the crown of The Summit, nestled into the foothills of the Santa Monica Mountains. Befitting the priciest and most prestigious of the three gated sub-communities, many of the homes are custom or semi-custom built and offer private pools. Panoramic views can be enjoyed from large backyards. The community has supplemental homeowner's dues which cover the cost of the 24-hour guard gated entrance.

THE PENINSULA:

The Peninsula is a gated community within The Summit built in a contemporary Mediterranean style. The neighborhood offers four basic floorplans that were built using high quality finishes including granite and limestone counters, stone and hardwood floors, and maple cabinetry. These homes have moderately sized backyards and only select lots offer or can accomodate a swimming pool. Homes offer sweeping views of the Pacific and surrounding mountains. The community has supplemental HOA dues to cover operation and maintenance of the private entrances.

ALTAMIRA:

Altamira offers the most affordable homes within The Summit. Among the three gated sub-communities, Altamira boasts the closest proximity to the Summit Club. This Mediterranean neighbhorhood is divided into three individually gated streets, all of which are within steps of the recreation center. In addition to membership and the Summit Club, Altamira's homeowners dues include water and cover expenses related to the gated entrances. Homes in the community offer majestic ocean and mountain views.
